Why Local Knowledge Matters in Property Surveying

There's a common misconception that a property survey is simply a checklist exercise — the same job wherever the property is located. In reality, local knowledge can make a huge difference to the quality and usefulness of a survey report.

Take the TW12 area around Hampton as an example. Many of the Victorian properties here were built with lime mortar, which behaves very differently to modern cement-based mortars — it's more flexible and breathable, but requires specific maintenance and repair approaches. A surveyor without experience of these older buildings might flag lime mortar as a defect, when in fact it's entirely appropriate for the construction.

Similarly, properties close to the Thames in Hampton, Hampton Court, Sunbury and East Molesey carry specific flood risk considerations. A surveyor who knows this area will know which streets have flood risk designations, will look for historical watermarks, and will advise on appropriate insurance and mitigation measures — not just note that the property is near a river.
