A Level 2 RICS Homebuyer Report is a visual survey of accessible areas, producing a colour-coded report (green/amber/red ratings) on the condition of the property. It's best for modern, standard-construction homes in reasonable condition.
A Level 3 Building Survey (sometimes called a structural survey) is far more in-depth. Your surveyor inspects roof spaces, beneath floorboards, inside cupboards and all accessible areas. They describe the construction methods, identify defects, estimate repair costs and advise on maintenance. The inspection itself typically takes 2–4 hours for a standard home, longer for larger or more complex properties. Our fast turnaround means you'll usually receive your detailed report within 3–5 working days of the inspection. We know how stressful property purchases can be, so we always aim to get your report to you as quickly as possible.
Under the Party Wall etc. Act 1996, you must serve a party wall notice on adjoining owners if you're planning certain building works — such as a loft conversion, rear extension, or any work to a shared wall or boundary fence. You need to serve notice at least two months before works begin (or one month for excavation works). If your neighbour disagrees, you'll need a party wall agreement (an 'award') drawn up by a surveyor. Our team can act as agreed surveyor for both parties, keeping costs down and the process amicable.
